Q) What is the current zoning on these properties?
A) The northern half of Lots 1 & 2 is zoned as Industrial Forestry, while the lower halves are zoned as Secondary Forestry. Lot 3 is zoned entirely as Secondary Forestry.
Q) Can you build a residence on land zoned as Industrial Forestry?
A) Yes, Single-family residential dwellings are permitted in these zoning districts, but must meet all of the following criteria:
I. The residence is located within 200 feet of an existing County road or State highway;
II. The residence is located within the existing, as of July 26, 2005, boundaries of a fire district;
III. The residence is an accessory use to timber resource management activities;
IV. Ingress and egress for fire vehicles meets the standards of the International Fire Code Section 503, as amended;
V. There is a 200-foot slash abatement maintained around the exterior portion of the dwelling;
There is a safety zone cleared of flammable vegetation 30 feet from any portion of the exterior of any structure on level ground and 100 feet downhill on sloped ground;
VI. The dwelling or any accessory structure is constructed of a noncombustible roofing material; and
VII. There is availability of 300 gallons of water on-site. For more information pertaining to this zoning district please refer to Section 14.16.410 of the Skagit County Code.
Q) Can you build a residence on land zoned as Secondary Forestry?
A) Yes, residential structures are permitted in Secondary Forestry Districts and the building density is 1 structure per 20 acres. For more detailed information about this zoning district, please refer to section 14.16.420 of the Skagit County Code.
